Master back-to-school mornings with these creative backpack drop zone and entryway organization ideas. Expert tips for Kansas City families to declutter and stay organized.

It's back to school season, Kansas City! To make this transition as smooth as possible, you need a designated entryway station designed to centralize school bags, shoes, and daily essentials. By creating a specific 'home' for gear, families can eliminate morning clutter, reduce stress, and keep common living areas tidy throughout this busy season.

is the primary point of entry your family uses most frequently. For many Kansas City homeowners, this is the door leading from the garage or a side mudroom entrance rather than the formal front door. You want the zone to be the very first thing children see when they walk inside.

If you don't have a dedicated mudroom, look for 'dead space' in a hallway or a nook near the kitchen. A small section of wall can be transformed with simple wall-mounted hooks and a narrow bench. The goal is to minimize the distance between entering the home and shedding the school-day weight.

truly functional, you need a mix of open and closed storage. Kids are much more likely to hang a bag on a hook than to open a closet door and find a hanger. Efficiency is the key to maintaining order when the afternoon rush hits.

Consider these essential elements for your setup:

           Heavy-Duty Hooks:

Position these at child-height so they can reach them independently.

           Lower Shoe Bins:

Use baskets or open cubbies to prevent a 'shoe pile' from forming on the floor.

           Individual Cubbies:

Assigning a specific slot to each child creates a sense of ownership.

           Overhead Storage:

Use higher shelves for seasonal items like hats, gloves, or sunscreen.

How do you organize a mudroom with limited space?

When space is at a premium, you have to think vertically. Utilize the full height of your walls by installing shelves all the way to the ceiling. You can store less-frequently used items in attractive bins at the top, keeping the daily-use

Another great tip for small spaces is to use multi-functional furniture. A bench with built-in drawers or a flip-top lid can hide away sports equipment or library books that aren't needed every day. Mirroring the space can also make a tight hallway feel larger and give everyone a place for a quick 'look-over' before heading out the door.

When designing your zone, consider the Kansas City climate. We experience everything from muddy spring rains to heavy winter snow. Ensure your flooring is durable—think tile or luxury vinyl plank—and that you have a specific spot for wet umbrellas and snowy boots. A boot tray is a small investment that saves your hardwood floors from damage.

. Tornados, hailstorms, high-speed winds, and lightning strikes have caused property damage. And that, unfortunately, leads to higher home insurance premiums down the line. Here's what you can do to prepare for rising costs:

Know your timeline

Insurance companies take about 12-18 months to adjust rates after severe weather events. That puts Kansas City homeowners on track to see increases next spring and summer. Home insurance typically renews on the anniversary of your purchase; check your policy paperwork for exact dates. If your insurance is paid out of your escrow account (which is typical if you have a mortgage), it may take even longer for your mortgage servicer to increase your payment.

Estimate your increase and start budgeting for it now

Insurance premiums in Kansas and Missouri increased by 13% on average from 2021-2024, according to a report from the Consumer Federation of America.

Take your insurance premium and multiply it by 1.13 to get an estimate for what it could be next year. For example, a $2,500 policy could become $2,825. Insurance is typically paid monthly, so that's an increase of $27 a month.

Know what you can control, and what you can't:

Rates increase when insurance companies make lots of payouts due to lots of claims. Even if you've personally never made a claim, living in "tornado alley" means we

pay more after severe weather affects the Kansas City region. However, you can still:

           Shop around.

If you've been with the same insurance company for a long time, it's a good idea to get quotes from other carriers. Make sure you're not just looking at the premium price – review all aspects of the policy coverage so you're comparing "apples to apples." If you need help, work with a local insurance agent who will go over the policy with you line by line so you know what you're paying for.

Know the age of your roof.

Once your roof passes 10 years of age, your policy premium will automatically increase. If you aren't sure, check the paperwork from your home purchase: the seller's disclosure and inspection report typically has this information. Put a reminder on your calendar so you're not blindsided by the rate increase when it happens.

and be selective about making claims. For any insurance claim, you'll have to pay your deductible before insurance pays out. If you have a high deductible, it may not be worth making a claim if the repair cost is close to the deductible amount. You'll get penalized (i.e. charged a higher premium) if you make a claim, even if your claim is rejected and you don't receive any payouts.

Utilize other products to protect your home.

Home insurance is for MAJOR damage: wind, hail, fire, etc. For protection from smaller breakdowns and mishaps, consider a home warranty. Home warranties cover the appliances in your home: typically your HVAC, kitchen appliances, minor plumbing and electrical. Check if your appliances are still covered by manufacturer's warranties - newer appliances often have a QR code on a sticker where you can easily find this information.

I wanted to make a post celebrating Pride Month, but to be honest, it's hard to put a positive spin on the state of homeownership for the LGBTQ+ community right now. I thought I could find a good article to share from one of my professional orgs. While the National Association of Realtors at least made a 2-sentence Facebook post, I'm disappointed that my local chapter, the Kansas City Regional Association of REALTORs, hasn't posted anything acknowledging Pride on social media today. June is also National Homeownership Month, so I'll take it upon myself to discuss where these two overlap.

Many LGBTQ+ buyers, especially trans folks, face barriers that the general population doesn't. Homebuying is a legal process and financial transaction; details like legal name and government ID not matching a person's preferred name & pronouns have to be discussed up front. Legal name and marital status must be on all offers/contracts, something I've long side-eyed as an opportunity for unconscious bias or outright discrimination. LGBTQ+ buyers have legitimate concerns about safety, legal protections and finding affirming professionals. Everyone wants to be safe, respected and welcomed when purchasing a home – but for some buyers, it can take more up-front research about who to work with.

However, I have worked with many more queer folks who are choosing to stay in Kansas City. This is home! Investing in homeownership here, now, is an act of resistance. (And frankly, most people can't afford to move from KC to a HCOL coastal city.)

What I love about it is how it shows, so genuinely, that queer people call Kansas HOME. I've lived in Kansas most of my life, and I'm committed to making it a more inclusive place for all.

Supporting Veterans Facing Homeownership Challenges in 2026

Reflect on Memorial Day by understanding the systemic homeownership challenges veterans face, including VA loan hurdles and recent foreclosure rescue efforts.

Veterans homeownership challenges include systemic hurdles such as the recent expiration of pandemic-era foreclosure protections, rising interest rates, and market discrimination against VA loans. These barriers can force service members into precarious financial situations.

Why is Memorial Day a time to discuss veteran homeownership?

As we observe Memorial Day, our focus naturally turns to honoring those who sacrificed in service to this country. For me, as a real estate agent, it is also a time to reflect on how we treat the living veterans who returned home. A home is more than just a roof; it is the cornerstone of the American Dream—a dream that many veterans find increasingly difficult to secure and maintain.

In recent years, the intersection of a volatile economy and a competitive housing market has created a unique set of obstacles for military families. While Memorial Day is a day of remembrance, it should also be a day of advocacy. Ensuring that those who served have a stable place to live is more than a policy goal; it is a matter of social justice.

Veterans are 50% more likely to become homeless than the general population.

in Kansas City, a neighborhood of tiny homes, is one example of how creative approaches to housing benefit whole communities.

What challenges do veterans face when buying a home today?

Even with the benefit of the VA loan—one of the most powerful mortgage tools available—veterans often start at a disadvantage in a "seller's market." Here in Kansas City, I have seen firsthand how misconceptions about VA appraisals and inspection requirements can lead sellers to favor conventional or cash offers over those from veterans.

Beyond market bias, veterans face several specific hurdles:

           Competitive Bidding Wars:

Sellers often incorrectly perceive VA loans as slower or more difficult to close.

           Appraisal Gaps:

          A recent report by NPR

highlighted a terrifying reality for thousands of veterans: the risk of losing their homes. During the pandemic, the VA offered a pause on foreclosures, but when that program ended, many veterans found themselves without a clear path to catch up on missed payments.

For many, a standard "loan modification" wasn't enough, as interest rates had doubled since they first bought their homes. This created a scenario where a veteran might be offered a "rescue" plan that actually increased their monthly payment by hundreds of dollars—an impossible ask for many families. An initiative called the Veterans Affairs Servicing Purchase (VASP) program—which allowed the VA to buy these troubled loans and modify them to a more affordable 2.5% interest rate—was canceled by the Trump administration in May of 2025. In the year since then, more than 10,000 veterans have lost their homes to foreclosure. Another 90,000 may be facing foreclosure soon.

Supporting veterans requires a multi-pronged approach that goes beyond simply saying "thank you for your service." It involves educating the real estate community and the public about the reliability of VA loans. It also means advocating for policy changes that prevent predatory lending and ensure that foreclosure aversions are permanent fixtures rather than temporary band-aids.
